1. The Consult

We’ll pair you with one of our local listing agents to schedule a free consultation at your property to evaluate your individual plan and goals. During this process, we can determine your properties value, and discuss options for improving the property prior to sale, marketing strategies, timelines and answer any questions or concerns you may have regarding the process.

2. Curb Appeal

Our team will assist you with scheduling cleaners, staging, establishing a budget for repairs and maintenance, finding the best local tradesmen to get repairs done and making your property shine above all others.

3. Marketing Plan

Every property is fully evaluated to ensure that we showcase its best attributes. During this process, we strategize with our team to deliver a full marketing package to potential buyers. This can include professional photography, videography and aerial drone footage, earning potential pro-forma for investment seekers, direct contact campaign to our mailing lists and social media followers, exclusive tours to our active buyers, dedicated web pages on our website and features listings on numerous MLS feeds leading to today’s most trafficked search engines such as Realtor, Zillow, Trulia, HomeFinder, etc…

4. Showtime!

5. Offers

As the offers come in, we’ll help you evaluate the options of prices, terms, conditions, pros/cons and negotiate till you’re satisfied. Our goals are your goals, and the highest price is NOT always the best offer… Take your time, weigh your options and we’ll be here to bounce ideas and offer advice as to what works best for you.

6. Due Diligence & Inspections

It may be a Sellers market, but Buyers are still looking to protect their investments. Most buyers will bring in their own home inspector to evaluate a property’s condition prior to purchase, check into municipal permissions or have engineer evaluations of the lands. After inspections, there may be some requests for information, service records, to repair or request credit based on their findings. Every transaction is different, and we’re here to negotiate to get you where you want to go.

7. Contracts

You will need to retain counsel to close the sale of your property. Your attorney will draft the contract, address key legal concerns to protect your interests and hold the deposit in escrow. From here, the buyers will be getting their financing in order and waiting for the municipal and title searches to come in.

8. The Close of Escrow

Getting ready for the big day! Your attorney will schedule with all parties to find an accommodating day to “close”. Leading up to, we’ll do all the coordinating and heavy lifting to ensure that you are prepared and all the final details have been addressed to ensure a smooth close to the transaction. Here on out, it’s high fives and handshakes with an occasional toast to all those involved!
